Terms and Conditions of Use – SS Homes & Sobha Resales

1. Introduction

These Terms and Conditions govern the services offered by SS Homes and its sister concern Sobha Resales (collectively referred to as “the Company”). By accessing our website or engaging our services, you agree to comply with these terms. We collect personal details like your Name, Mobile, Email address and Phone number etc., By sharing your information you authorize Sobha Resales / SS Homes to contact you via SMS,RCS,WhatsApp, Email and other communication channels. This consent overrides any DND/ NDNC registration as per TRAI regulations.

2. Our Services

SS Homes provides end-to-end real estate consulting services for primary, resale, and rental markets in Bangalore. Sobha Resales, a sister concern of SS Homes, exclusively manages resale and rental transactions for Sobha properties, offering verified listings and transparent pricing. All information provided on the website or through communication is for general guidance and may change without prior notice.

3. Use of Website

Users agree not to reproduce, distribute, or modify any material from this website without prior written consent from the Company. All property-related information should be independently verified before making any investment, purchase, or rental decisions.

4. Brokerage Policy

Primary Sales (Developer Projects): Zero brokerage for buyers. Resale / Secondary Sales: 2% of the total sale value plus 18% GST, payable to Krishnan A or Deepa Krishnan of SS Homes, as applicable. Brokerage is payable on the day of signing the Assignment Agreement between the buyer and seller.

5. Limitation of Liability

The Company shall not be held liable for any indirect, incidental, or consequential damages arising from the use of the website or reliance on the information provided. Users are advised to conduct independent due diligence prior to any transaction.

6. Legal and Compliance

All transactions shall comply with RERA guidelines and relevant legal frameworks. SS Homes and Sobha Resales may assist with document verification and registration support through qualified legal professionals.

7. Payment and Refunds

All brokerage or service fees paid are non-refundable. Payments must be completed as per the timelines outlined in the agreement.

8. Dispute Resolution

In the event of a dispute, both parties agree to first attempt an amicable resolution. If unresolved, the matter shall fall under the jurisdiction of Bangalore courts, Karnataka, India.
